HGC Construction worked as Construction Manager for the recently completed Twin Lakes Memory Services addition and renovation. Twin Lakes is a large senior living complex in Montgomery, OH. It offers independent and assisted living neighborhoods, skilled care, memory support, and even rehabilitation services.

The new addition created two floors of rooms specially designed for residents experiencing memory. The design includes “memory boxes” at the doorway to each suite. These boxes provide visual clues to help residents recognize their door.

Scope of the project included:

• Three different additions in different areas of the existing structure.
• A major remodel with complete removal and replacement of interior finishes in 20% of existing area.

The project took place in stages so that the facility maintained full operations and occupancy. The team worked closely with Life Enriching Communities support facility operations. The use of Lean Construction and Pull Plan scheduling was vital to work successfully in an occupied space with a vulnerable population.

Additional support processes included:

• Signage and protections to keep residents informed and comfortable
• Work scheduled to protect facility operations, with shifts during evening and overnight hours
• Logistics that maintained access for food and essential deliveries, even while removing and replacing an existing loading dock.

HGC has extensive experience working in occupied facilities. 

The coronavirus pandemic created complications, especially due to seniors’ increased risk for the disease. The team used extensive safety precautions. The project team adjusted the schedule to accommodate and prioritize the health and safety of all. Overall, the construction of the Twin Lakes Memory Services wing was highly successful.
