Location: Cincinnati, OH Schedule: April 2011 – August 2013 Customer: University of Cincinnati Size: 142,000 SF Architect and/or Engineer: Richard Fleischman + Partners The complete gut and renovation of Morgens Hall had an original project scope to re-skin the building by taking off the existing masonry/curtain wall system and replacing it with a new glass curtain wall. Hazardous materials found in the building caused the scope to change to a complete renovation. A key aspect of the renovation includes enclosing the balconies to increase the square footage of each apartment unit, giving the university higher rental income based.
