HGC Construction Selected for Historic Strietmann Building

Grandin Properties selects HGC Construction for the $7 million core and shell renovation of the approximately 100,000 square foot Historic Strietmann Biscuit Company building in Over-the-Rhine. Originally built in 1899, the building was situated adjacent to the Miami and Erie Canal. As the company expanded, so did the building to accommodate its growth.

Each building addition has a different kind of construction type starting with wood framing and ending with reinforced concrete construction.  “Initial construction efforts will focus on repairing or replacing any deteriorated structural features of the building and then moving into upgrading all aspects while maintaining the historical composition and details,” says Project Manager, Jake Suer.  Core and shell construction is anticipated to take 9-months with interior tenant fit out work occurring concurrently.  The building will be renovated with LEED Silver Certification in mind while using Historic Tax Credits to replace building historical features with comparable types.images-photos_0000_2s5a1559

As with HGC Construction’s compulsive culture of sustainability, many of the building’s unique historic qualities will be preserved. Spaces will include original hardwood and brick with exposed ceiling beams. The classic architectural features will be combined with modern marble, chrome, concrete and hardwood flooring to give the spaces a contemporary feel.

The seven-story building will have more than 70,000 square feet of Class A office space across five floors and approximately 15,000 square feet of mix use space at street level. The seventh floor will be reserved for the Penthouse Conference Center with a full kitchen and Rooftop Terrace. The building is a short walk from both northbound and southbound streetcar stops, close to Music Hall and Washington Park and across the street from a number of new and upcoming developments including Queen City Radio, the new Shakespeare Company Theater and the Transept Event Center.
