HGC and Uptown Properties bring new builds to Short Vine Near University of Cincinnati

HGC was selected by Uptown Rental Properties [1] as the contractor who is constructing two different new builds in the University of Cincinnati area. These projects will serve the thriving neighborhood well, offering high-quality rentals and new retail destinations.

The project is coordinated in two parts: Building 2600 and Building 2630.

New memories on a storied site

Building 2630 is located on the highly walkable Short Vine, just north of of the Kroger and filled with restaurants. Crews removed two existing buildings, including the quirky laundromat-and-concert-venue Sudsy Malone’s [7], which closed permanently in 2008. The team is now constructing one four-story with basement structure to become an apartment building.

“It’s great seeing an old abandoned space become a multi-use building for the neighborhood,” says Project Manager Nick Stenger. “And working with Uptown Rental Properties—they’re been a real team player, especially when it comes to getting through the complex logistics required of working between existing structures. They are a great client to work with, a real partner.”

A unique feature is that the units on the third floor actually extend to the fourth floor. This makes them a 2-story townhome style apartment. The floorplans consist of either 3, 4, or 5 bedroom apartments.

What Lies Beneath: Discoveries during excavation

Building 2600 is located at the bustling corner of Short Vine and E Corry, across the street from the neighborhood Kroger.  The crews cleared a small lot to make room for a three-story structure with basement. During site excavation, the team found an old foundation. The excavation contractor had to bring in a wrecking ball to remove it.  Under the footers, the team discovered 36” dia x 15’ deep concrete piers spaced approximately 10’ apart. These piers needed to be removed in order to install the specified Geopiers for the new foundation. The team also found an old handlaid stone wall and likely a small well or cistern.

The final product at 2600 will be mixed-use, with first-floor retail and upper-level apartments.

Complex projects completed quickly and accurately

The project is moving along at an admirable rate. Labor hours as of January 20 totaled 3,646. Nearly 1,000 CY of concrete has been poured between both sites. Framing is underway at each project sites. Uptown Rental Properties is already accepting leases to begin in August of 2021.
